簡介:西南財經(jīng)大學碩士學位論文我國房地產(chǎn)業(yè)中的營銷代理制姓名蔣渝申請學位級別碩士專業(yè)工商管理(MBA)指導教師張劍渝20011101第三章關于房地產(chǎn)代理在大陸的實踐國內(nèi)的地產(chǎn)代理起源于1988年,但直到1993年左右才開始走向成熟,從那時起至1995年期間成為大陸地產(chǎn)代理業(yè)的高潮期,尤其是對外資代理行。1996年后,地產(chǎn)代理業(yè)步入平淡。而九十年代末發(fā)生在東南亞的經(jīng)濟危機,加速了內(nèi)資代理的崛起。隨著大量新企業(yè)的進入,市場競爭使代理商的分工更加細化。從1999年開始,國內(nèi)經(jīng)濟好轉(zhuǎn),地產(chǎn)代理又迎來新一輪的機會。相對于房地產(chǎn)開發(fā)業(yè),我國的地產(chǎn)代理十分滯后。改革開放初期,首先解凍的就有房地產(chǎn)業(yè)。當時計劃經(jīng)濟遺留下的市場供不應求,加上隨后的改革開放熱潮,使房地產(chǎn)業(yè)急劇發(fā)展。待到市場漸趨擁擠、競爭日盛之時,代理業(yè)才被引上舞臺。而從全國來看,各地的發(fā)展很不平衡。深、滬、京、津?qū)⑹墙榻B的重點,通過實證性的描繪,揭示現(xiàn)階段房地產(chǎn)代理業(yè)的特點。第四章關于房地產(chǎn)代理中存在的問題與挑戰(zhàn)“內(nèi)憂外患”是房地產(chǎn)代理的真實寫照,這些困難包括1開發(fā)商和代理商互無信用、互不信任;2代理商業(yè)務需求量超過地產(chǎn)商所愿委托的樓盤量;3激烈的市場使代理傭金大為下降,“押金”、“定金”也常被開發(fā)商拖欠;4員工跳槽、分家時有發(fā)生,導致客戶歸屬矛盾以及從業(yè)人員的“初級化”5許多代理企業(yè)規(guī)模小,業(yè)務不容易上臺階;6一些代理商什么都去作,結果是難如人意。第五章關于發(fā)展及對策要想在一個充滿競爭的環(huán)境中生存,既要預見行業(yè)的發(fā)展趨勢,又要有適當?shù)膽獙χ?,具體有如下幾方面1成為房地產(chǎn)投資顧問公司,為開發(fā)商作前期服務,包括投資組織和風險管理等;2培養(yǎng)從業(yè)人員的能力和知識,提升公司層次3成為房地產(chǎn)購買代理商,提供購房者委托的服務;4實施全程策劃代理,為發(fā)展商進行一條龍服務;5規(guī)范行業(yè)制度,完善管理法規(guī);6實行連鎖規(guī)模經(jīng)營,增強競爭實力;7建立后勤支援系統(tǒng),凸顯團體優(yōu)勢;8組成“多重上市服務系統(tǒng)”,整合各家代理商經(jīng)營資源;9專業(yè)分工進一步細化,代理商可以扮演各細分專業(yè)的系統(tǒng)集成者。關鍵詞房地產(chǎn)營銷渠道代理
