87、> 大數據時代的到來必將為一些掌握大數據資源并能充分挖掘其價值的產業(yè)帶來更為廣闊的發(fā)展空間。這種情況下,如何應用大數據做好開發(fā)運營是我國房地產企業(yè)提高自身競爭力的關鍵。</p><p> 大數據紛繁復雜的特點使得無論是房地產開發(fā)企業(yè)還是房地產中介服務企業(yè)或者是物業(yè)管理企業(yè),其業(yè)務范圍都趨向于多樣化和綜合性,開發(fā)運營、中介服務和物業(yè)管理往往密不可分。本文主要從房地產開發(fā)和營銷兩方面分析大數據在我國房地產企

97、;/p><p> 3.2 大數據在房地產營銷中的應用分析</p><p> 近年來,在我國某些中小城市,儼然出現了房地產過度開發(fā)投資的情況。房屋本來是一種消費品,但是行業(yè)看似穩(wěn)定而高昂的收益率使得大量投資者趨之若鶩。實際上這些城市的吸引力遠不如一二線城市,大量開發(fā)的結果只能是空置。因此,對這些地方來說,房地產企業(yè)如何利用手中的數據促進庫存消化才是關鍵。另外,由于電子商務的普及,人們消費方式
98、的轉變使得對商業(yè)地產的傳統(tǒng)營銷模式難以發(fā)揮作用。</p><p> 要解決上述問題,關鍵是在大數據時代如何做好房地產營銷。數據資源是房地產企業(yè)提升競爭力的關鍵之一,龐大的數據來源保證了精準的客戶定位,為房地產企業(yè)成功營銷提供了可能。首先房地產企業(yè)可以通過信息系統(tǒng)實現精確營銷。憑借房地產商自身的數據優(yōu)勢,建立客戶信息系統(tǒng),將客戶進行分類,通過挖掘大數據,提煉出客戶信息,有針對性地實現精確營銷(見圖1)。</
